How to Clean and Maintain Your Impact Windows in South Florida

Impact windows are a low-maintenance investment, but regular cleaning and basic upkeep ensure they continue to look great and perform at their best for decades. South Florida's unique combination of salt air, intense sun, hard water deposits, and tropical vegetation creates specific cleaning challenges that are easily addressed with the right approach and products. A simple maintenance routine will keep your impact windows crystal clear and operating smoothly.

For routine glass cleaning, use a solution of mild dish soap and warm water applied with a soft cloth or non-abrasive sponge. Avoid ammonia-based cleaners, as they can damage the edge sealant and interlayer material of laminated impact glass over time. For stubborn hard water stains, which are common in South Florida due to the region's mineral-rich water and frequent irrigation overspray, use a vinegar and water solution or a commercial hard water stain remover designed for use on coated glass. Always rinse thoroughly with clean water and dry with a lint-free cloth to prevent new water spots from forming.

Frame maintenance varies depending on your frame material. Aluminum frames, which are common in South Florida, should be cleaned with mild soap and water and dried to prevent oxidation, which appears as a white chalky residue in the salt air environment. Vinyl frames are virtually maintenance-free and only require occasional cleaning with soap and water. For both materials, inspect the weatherstripping and compression seals annually, looking for cracks, gaps, or compression set that could allow air or water infiltration. Replace any damaged weatherstripping promptly to maintain the window's energy efficiency and water resistance.

Lubricate all moving parts at least once a year using a silicone-based lubricant. This includes the tracks on sliding windows and doors, the hinge points on casement and awning windows, and the locking mechanisms on all window types. In South Florida's humid environment, metal components can develop corrosion if neglected, particularly on windows near the ocean. A light application of silicone spray prevents corrosion, reduces friction, and keeps your impact windows operating smoothly for years to come. Avoid petroleum-based lubricants, as they attract dirt and can damage rubber seals.
