Common Impact Window Problems and How to Fix Them

Impact windows are engineered to withstand hurricanes, but like any mechanical product with moving parts and seals, they can develop issues over time through normal use, environmental exposure, and the natural aging of components. The good news is that most common impact window problems are repairable without needing to replace the entire window, and many can be prevented with regular maintenance. Knowing what issues to watch for and how to address them helps you keep your impact windows performing at their best and avoid small problems that could grow into costly repairs if left unattended. Here are the most frequent issues we see on service calls and the solutions we recommend for each.

One of the most common complaints we hear from homeowners is that their impact windows have become difficult to open or close. For single-hung and sliding windows, this is usually caused by dirt, debris, or corrosion buildup in the tracks, worn or damaged rollers, or misalignment of the sash within the frame. The first step is to clean the tracks thoroughly with a stiff brush and mild detergent, removing any accumulated dirt, sand, or salt deposits. If cleaning does not solve the problem, the rollers may need to be adjusted or replaced. Most impact window rollers are adjustable through small access holes at the bottom of the sash, and a simple adjustment with a screwdriver can restore smooth operation. For casement and awning windows that have become stiff, the issue is often a dry or corroded operator mechanism or hinge that needs lubrication with a silicone-based spray. We recommend against using petroleum-based lubricants like WD-40 on window hardware because they can attract dust and degrade certain rubber and plastic components over time.

Water leakage around impact windows is another issue that homeowners sometimes experience, particularly during South Florida's heavy afternoon thunderstorms or during wind-driven rain events. It is important to distinguish between a leak at the glass-to-frame seal, which is a product issue, and a leak at the frame-to-wall interface, which is an installation issue. If water appears to be entering between the glass and the frame, the glazing seal may have deteriorated and should be evaluated by the window manufacturer or an authorized service provider. If water is entering around the outside perimeter of the frame where it meets the wall, the sealant joints or flashing may have failed and need to be repaired. Over time, the exterior sealant around impact window frames can crack, shrink, or pull away from the frame or wall surface due to UV exposure and thermal cycling, and this sealant should be inspected annually and replaced when it shows signs of deterioration. We use high-quality polyurethane or silicone sealants that are specifically rated for exterior window applications and provide long-lasting adhesion and flexibility.

Foggy or cloudy insulated glass units indicate a seal failure in the insulated glass assembly that allows moisture to enter the air space between the glass panes. This fogging cannot be cleaned because the moisture is trapped inside the sealed unit, and the only remedy is to replace the insulated glass unit itself. The good news is that the glass unit can usually be replaced within the existing frame without replacing the entire window, and this repair is often covered under the manufacturer's warranty if the window is within its warranty period. Other common issues include worn weatherstripping that allows air drafts, which can be replaced with manufacturer-specific weatherstripping kits, and corroded or seized lock hardware that can often be restored with lubrication or replaced with matching hardware from the manufacturer. For any issue beyond basic cleaning and lubrication, we recommend having the repair performed by a qualified impact window contractor to ensure that the repair maintains the window's impact rating and does not void the manufacturer's warranty.
