Impact Doors for Condos: HOA Approval in South Florida

A condo door replacement is a building project and an association project at the same time. The sliding glass door on a balcony in Aventura or Hollywood is often the largest glazed opening in the unit, and it is also part of the exterior the association is trying to keep uniform. Ordering a door because the unit next door already did it, without a current written approval, is how people end up with a custom unit they cannot install.

Start with the declaration and the architectural rules, not with a catalog. Some associations treat windows and exterior doors as limited common elements the association controls. Others allow owners to replace them inside a spec the board already adopted. Those two setups produce completely different timelines. We install impact doors in condos across Miami-Dade, Broward, and Palm Beach County, and we will not place the factory order until the approval in hand matches the series, the color, and the configuration. Our earlier piece on condo and HOA window projects covers the window side of the same problem. Doors deserve their own pass because of the size, the track, and the balcony waterproofing.

What a complete approval packet usually includes

Boards and managers ask for a predictable set of papers, even when the forms look different. Expect to provide the product series, a frame-color sample or color code, a sketch or photo of the existing elevation, the installer's license and insurance, and the product approval, which in Miami-Dade and Broward means a Miami-Dade Notice of Acceptance for that door size. Some buildings want the association's own engineer to review the anchor detail. Some only want the color to match a list they published after the last hurricane. Ask which of those you are in before you spend money on drawings you do not need, or skip drawings they will reject the file for lacking.

Color and grille pattern are the usual arguments. A board that approved white frames in 2019 may not accept a bronze door in 2026, even if bronze is what the factory now pushes. Impact glass with a heavy Low-E coating can also look slightly different from the reflective glass already on the tower. Hold a sample in the daylight on that elevation if the rules are strict. Aventura, Sunny Isles Beach, Hallandale Beach, and the Fort Lauderdale beach corridor are full of buildings where the elevation is the whole point of the rule.

The door itself is a waterproofing detail

Balcony sliding doors fail at the track and the pan, not only at the glass. A new impact slider is heavier than the aluminum door it replaces. The rollers, the track, and the fasteners into the slab or the curb have to be the ones in the approval. The interior flooring and the exterior balcony coating have to meet the new threshold without trapping water against the sill. If the building is in the middle of a concrete restoration, the door schedule and the restoration schedule have to agree. Setting a new door into a balcony that is about to be torn up is a good way to void both warranties.

French doors and swing doors onto a balcony are less common than sliders, but they show up in older low-rise condos. They need the same approval trail, plus room for the swing and a sill that sheds water. Read the sliding glass door page if that is the opening you actually have. Do not let a board approval for "impact doors" stay vague about which product. Vague approvals get reinterpreted when the glass arrives.

Permits, access, and who hires whom

The building department still wants a permit. In some buildings the association pulls it. In others the unit owner hires the contractor and the association only signs the architectural approval. Insurance certificates often have to name the association as an additional insured. Delivery may be limited to certain hours, and the elevator may need pads and a reservation. Those are real costs and real days. A quote that ignores them is a house quote with a condo address typed on top.

We are a dealer-installer of PGT, CGI, ES Windows, and Custom Window Systems. Which line a building will accept is sometimes already decided. If the spec names one series, that is the series we price, as long as it is approved for the opening. If the spec only names a color and a rating, we will show you the options that meet it. We will not ask you to fight the board for a product the elevation does not allow.

Low-rise townhome associations in western Broward and Palm Beach County are a softer version of the same problem. The board may be volunteers, the "spec" may be an email from 2018, and the door may still need a city permit that the email never mentioned. Ask the manager for the latest written standard, then let us match a product to it. Guessing from the unit next door fails when that unit was installed before the current rule.

Payment for an owner-funded unit is separate from any building-wide assessment. See financing if the unit owner is paying. Grants such as My Safe Florida Home are written for qualifying homesteaded houses, not as a general condo coupon. Confirm eligibility before you count on a grant. Frequently Asked Questions

Can I replace my condo sliding door without HOA approval?

Usually no. Most South Florida associations control the exterior appearance, and many control the door specification itself. Get the written approval before the door is ordered. A verbal 'it should be fine' is not an approval.

Who pulls the permit, the owner or the association?

It depends on the building. Some associations permit owner work. Others pull the permit themselves. The architectural approval and the building permit are two different signatures, and you may need both.

Why can't I choose any impact door that matches the color?

The color is only part of the spec. The size, the design pressure, the anchor, and sometimes the exact series have to match the building's approval and the product's Notice of Acceptance.

Does My Safe Florida Home pay for condo doors?

Do not assume it does. The grant is for qualifying homesteaded site-built homes and has its own inspection. Condo eligibility is a program question, not a dealer question. Confirm before you plan around the money.
