Impact Window Cost in Broward County: What Changes the Quote

Broward County homeowners often ask for the county price of impact windows, the way they might ask for a roof number. There is not one. A single-story house in Hollywood with the original aluminum windows is a different job from a two-story house on a Fort Lauderdale canal, and both are different from a Pembroke Pines home whose biggest cost is a wide lanai slider. The code treats all of Broward the same way. The quote does not.

All of Broward sits in the High-Velocity Hurricane Zone. Windows and doors on a Broward permit need a current Miami-Dade Notice of Acceptance, or another approval that city's building department will accept, for the size and design pressure of each opening. A product that only carries a general Florida Product Approval can be legal in parts of the state and still get rejected in Hollywood, Davie, or Coral Springs. Florida Impact Windows & Doors is a dealer-installer, not the manufacturer. On Broward jobs we specify lines from PGT, CGI, ES Windows, and Custom Window Systems that already have the approvals local plan reviewers expect, and we match the tested configuration to the opening we measured. If the approval does not cover that size or that anchor pattern, it does not go on the permit.

The house changes the number more than the city name

East of I-95, in Hollywood, Hallandale Beach, Dania Beach, and much of Fort Lauderdale, a typical replacement is a concrete-block house with stucco, single-pane aluminum, and at least one large sliding glass door. Those openings are rarely a stock size. Taking the old frame out usually means cutting the stucco back so the new window can be anchored and flashed, then patching around it. That labor is ordinary in Broward. It is also one of the first things a thin quote leaves out.

West of the Turnpike, in Pembroke Pines, Miramar, Weston, and Coral Springs, the houses are often newer and the openings repeat. Some already have shutters or an older set of impact glass. Newer does not automatically mean a smaller job. A two-story window wall and a multi-panel slider can cost more than a smaller Hollywood ranch even when the glass package is the same. Fort Lauderdale splits again between tight single-family streets, where access and custom sizes dominate, and condo corridors, where the association may control frame color and grid pattern. We do not order condo glass until the written approval matches the product.

Design pressure is part of the price

Impact rating and design pressure are different tests. A first-floor window on a sheltered street in Cooper City or Plantation is not asked to carry the same pressure as a second-floor corner opening on a house in Lauderdale-by-the-Sea or along the Intracoastal. The permit set has to show a product that meets the pressure for that opening, not merely a product that passed a missile test in some smaller size. Undersizing the pressure is a common way for a quote to look low and then fail review.

Salt air is the other Broward variable people forget until the hardware pits. Beach-adjacent houses in Hollywood, Hallandale, and the Lauderdale barrier-island towns are harder on finishes and fasteners than a house in Weston. That does not mean an inland house can take a lighter product. It means the finish, the fasteners, and the sill detail should match the exposure, and the proposal should say which series is being used.

What a Broward proposal should include

Our South Florida cost guide explains the general ranges homeowners use as a starting point. Treat those ranges as general. They vary with size, brand, and labor, and they are not a Broward price list. On a local proposal, the swing items are usually the count of large openings, whether door replacement is included, second-story access, stucco repair, and whether an unrated garage door is still sitting in the opening schedule. A Low-E upgrade changes the number. A single oversized slider usually changes it more.

Permits are municipal even though the HVHZ rule is countywide. Hollywood, Fort Lauderdale, Pembroke Pines, Coral Springs, Plantation, and Davie each run a building department with its own intake and inspection calendar. A complete application, with the approval numbers and the anchor detail the manufacturer publishes, is what keeps a permit out of corrections. We pull the permit. The final inspection closes it, and that closed permit is part of what a later wind-mitigation inspection needs.

Compare Broward quotes on the same five points: brand and series, approval number, whether stucco and interior trim are included, whether the permit fee and haul-away are included, and whether every glazed opening is in the scope. A lower number that leaves the slider or the garage for later is a different project. Payment plans, when you want them, are on the financing page. My Safe Florida Home is a separate state grant. It is not a discount we set, and work generally should not start before that program issues written approval.

One more Broward distinction: a house in Parkland, Southwest Ranches, or Weston often has a bigger footprint and a longer lanai wall than a Hollywood ranch, so the opening count, not the zip code, is what the proposal should lead with. Bring a previous quote if you have one. We will mark where the scope differs instead of arguing about a single total.

Frequently Asked Questions

Is there a standard impact window price for Broward County?

No. Broward jobs share HVHZ product rules, but the quote follows the opening list, design pressure, stucco repair, and the city that inspects the work. A county average is only a rough starting point.

Do Hollywood and Fort Lauderdale require a Miami-Dade Notice of Acceptance?

Yes. Both cities are in the High-Velocity Hurricane Zone, which covers all of Broward. The product on the permit has to be approved for the size and design pressure of each opening.

Why do two similar Broward houses get different quotes?

Stories, slider sizes, site access, stucco condition, and whether doors or the garage are included usually explain the gap. The city permit queue changes the schedule more than the unit price.

Can I use My Safe Florida Home on a Broward window project?

Maybe. It is a state grant of up to $10,000 for qualifying homesteaded homes, not store financing. Confirm the current rules and do not start work before written approval.
