Impact Window Cost in Miami-Dade County

Miami-Dade County is large enough that a single impact window price would be misleading. A Kendall or Westchester block house, a Coral Gables renovation, and a unit on a barrier island are three different scopes, even though every one of them is inside the High-Velocity Hurricane Zone. The code sets the product floor. The building sets the price.

Because the whole county is HVHZ, replacements need products approved for large-missile performance and for the design pressure of the opening. That is the same rule as Broward, and it is stricter than the minimum in much of Palm Beach County. We install as a dealer, not as the factory. The lines we use most often on Miami-Dade houses are PGT, CGI, ES Windows, and Custom Window Systems. ES Windows is manufactured in South Florida, which sometimes helps lead time, but the approval document still has to match the opening. A familiar brand name does not replace that check.

Inland houses and coastal buildings are different jobs

In Hialeah, Miami Gardens, Doral, Kendall, and much of west Miami-Dade, the common project is a concrete-block single-family house with stucco and original aluminum windows. The cost drivers are familiar: non-standard sizes, stucco cut-back, a sliding glass door to the patio, and whatever it takes to reach a second floor. These are straightforward residential permits when the paperwork is complete, and the number tracks the opening list.

Along the bay and the ocean the job changes. Miami high-rises, Miami Beach, Sunny Isles Beach, Key Biscayne, and Aventura condos add association rules, limited delivery hours, elevator reservations, and wind pressures that climb with the floor. A corner unit on an upper floor is not priced like a first-floor window in a subdivision. The glass may be the same family of product and still need a higher design pressure, a different anchor, or a color the association already approved for the elevation. We will not treat a condo slider as a house slider with a different address.

Coral Gables, Coconut Grove, and Pinecrest sit between those extremes. The houses are often older or architecturally specific, the openings are custom, and some streets have review boards on top of the building permit. Matching a Mediterranean or historic-looking elevation costs more when the profile, the grids, and the finish have to be approved before the order is placed. That is a design constraint, not a surcharge we invent after the fact.

Who permits the job

The City of Miami permits inside the city limits. Unincorporated neighborhoods permit through Miami-Dade County. Hialeah, Coral Gables, Doral, Miami Beach, and the other cities run their own departments. The HVHZ standard does not change at those borders. The intake forms, fees, and inspection timing do. A quote that says "permit included" should mean the jurisdiction that actually reviews that address, not a generic county allowance.

Design pressure belongs in that same conversation. Coastal and upper-floor openings routinely need a higher rating than a sheltered inland window of the same size. If two Miami-Dade proposals list different series, ask which pressure each opening was sized for. The HVHZ explanation covers why that test exists. The South Florida cost guide covers the broad ranges. Use both as background, then price the address.

How to read a Miami-Dade quote

Line the proposals up before you compare totals. You want the series, the approval number, the opening list, stucco or facade repair, interior trim, haul-away, and the permit. On condos, you also want written proof that the association has accepted the exterior appearance. Leaving the sliding glass door out of a whole-home window quote is the usual way a Miami-Dade number looks artificially low. That door is often the largest glazed opening in the unit, and an unprotected one can wipe out the opening-protection credit on a later wind-mitigation inspection.

Impact windows on a Miami-Dade permit are a code product plus a careful installation. Financing, if you need the work spread out, is separate from the grant programs people ask about in the same breath. See financing for the plans we offer. My Safe Florida Home, when a house qualifies, is a state grant of up to $10,000 and has its own inspection and approval. It is not built into the window price.

What we will not put in a Miami-Dade number

We will not hand you a countywide price per opening and call it an estimate. Two bedrooms in a Doral production house and two bedrooms in a Coconut Grove renovation can share a room count and not share a frame size, a stucco condition, or a design pressure. We also will not fold a hoped-for insurance credit into the price to make the total look smaller. The credit, if one comes, shows up later on a policy after form OIR-B1-1802 is filed. It is not a rebate we control on install day. If a condo association requires its own engineer, that review is a separate appointment from our measure, and the proposal should say whether we are waiting on it.

If you are comparing a Miami-Dade proposal with one from Broward, check the floor level and the association rules before you decide one company is "higher." A ground-floor Kendall house and a twentieth-floor unit in Sunny Isles Beach are not the same labor, even when the glass family matches. Ask both proposals to list openings the same way so the totals mean something.

Frequently Asked Questions

Are Miami-Dade impact windows more expensive because of the HVHZ?

The HVHZ sets a higher product floor than much of Florida, so the glass and frames have to carry a Miami-Dade approval. The rest of the price is the building: size, floor level, stucco or condo access, and which doors are included.

Does a condo in Miami cost the same per opening as a house?

Usually not. Condos add association approvals, delivery limits, and often higher design pressures on upper floors. The glass family can match a house product and the job around it still costs more.

Which Miami-Dade office permits my windows?

The City of Miami permits inside the city. Unincorporated areas use Miami-Dade County. Other cities, including Hialeah, Coral Gables, and Miami Beach, permit locally.

Should I leave the sliding door out to lower the price?

Only if you are phasing the work with your eyes open. That door is often the largest opening. Leaving it unprotected can also keep you from the full opening-protection credit later.
